How does the Rent Guarantee Scheme work?

We become your tenant and guarantee you a fixed monthly rental income.

We then sub-let the property to carefully selected tenants and then manage the property throughout the duration of the tenancy.

Everything is handled by Duncan Phillips. Utilities, council tax, dealing with tenants. You just receive your fixed income every month until the end of the term when the property is handed back to you in its original condition.

How long is the Rent Guarantee Contract for?

The Rent Guarantee scheme can be agreed from a minimum term of 12 months up to a maximum of 5 years.

My property is currently unfurnished, do I still need to supply white goods?

Every rental property, furnished or unfurnished still needs to supply the following:

  • Fridge freezer
  • Oven and cooker with hob
  • Window blinds or net curtains

How long does it take to start the Rent Guarantee process?

Normally the process can be as quick as 24 hours and can take up to 10 days depending on paperwork requirements.

How do the Rent Guarantee payments work?

Payments are made by direct bank transfer on the last day of the month, monthly in arrears.

Do you charge commission for your Rent Guarantee Scheme?

The simple answer is No we do not. The agreed rent is the money you will receive each month. There are no hidden fees.

Upon taking up a Rent Guarantee scheme do I need to inform my mortgage company?

Each mortgage company is different and have different terms and conditions for buy to let properties. Check your agreement or phone your mortgage company / broker and ask them.

Will I need a property licence for your Rent Guarantee scheme?

In London many boroughs, although not all, will require a licence from the council to rent the property.

There are a couple of licences that you may need including a selective licence or HMO (House of Multiple Occupancy). For Private sector leasing (PSL) this is normally exempt.

What documents will I require to lease my property via a Rent Guarantee Scheme?

The following documents are required to lease your property. Here is our standard Landlords checklist:

  • Copy of Council Tax Bill
  • Copy of valid NICEIC Certificate
  • Copy of valid Gas Safety record
  • Copy of valid Energy Performance Certificate
  • Copy of Building Insurance
  • Copy of a recent Mortgage Statement
  • Copy of utility bills
  • 3 FULL sets of keys

If you do not have any of the required certificates, then we can arrange these for you.

Is the Rent Guarantee Scheme an insurance policy?

No this is not an insurance policy.

Our Rent Guarantee Scheme offers you guaranteed rent each month. We do not charge any insurance premiums.
